Sand mastic near Whitburn

Sand mastic in Whitburn, done properly

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. If you have old sand mastic that has cracked, crumbled or fallen out and gaps between timber frames and stone or brick, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Your questions about sand mastic in Whitburn

Can you do sand mastic in Whitburn?

Yes, Whitburn is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is Whitburn within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

What exactly is sand mastic?

Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.

How long does sand mastic take to harden?

It forms a skin fairly soon and it hardens fully over a longer time. The weather and joint depth both affect it.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Whitburn homes and the weather

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Homes close to Whitburn Parish Kirk include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. For landlords with property near Armadale station, any sash windows need sound mastic to keep draughts and rain out. Schools such as Whitburn Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Planning or listed building consent (your local planning authority decides)
  • Masonry that needs repairing
  • Putty and glazing repairs

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Stone surrounds
  • Timber door frames
  • Sash and case windows
  • Tenement windows
  • Period & listed homes
  • Brick reveals

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours per window, depending on the condition of the joints. Somewhere like Whitburn may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Preparing for the visit

  • Mention any tricky access
  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive

Looking after it afterwards

So the new joints stay in good condition:

  • Avoid patching sand mastic with silicone
  • Have rotten timber repaired before new mastic goes in
  • Renew mastic before redecorating the windows
  • Make sure water runs off the sill

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.

Quotes for sand mastic in Whitburn

The price is agreed before any work begins. It takes into account:

  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Any working-time requirements on site
  • Whether there’s mould to deal with

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What we need to know

There’s no need for technical detail. Just tell us:

  • What’s wrong with the joints now
  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Different surfaces, different methods

Brick reveals

Brick reveals round timber windows are often pointed with sand mastic. It gives a traditional finish.

Sash and case windows

The mastic round a sash window is on show, so a neat, even finish matters.

Why deal with it now?

If you’re redecorating, renew the mastic first. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Around Whitburn, water from a failed joint in an older stone home can soak into timber and plaster.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
