Longridge Sand Mastic
Our applicators work in Longridge on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Window mastic to renew ahead of painting
- Old cement repairs round a window that have failed
- A silicone bead on a sash window that spoils the look
Sand mastic in Longridge, done properly
Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it so the surround looks right again. Common call-outs are for cement or filler used on old window joints that has cracked and tired mastic found when preparing windows for paint, on stone surrounds, tenement windows and timber door frames.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
There’s a 12-month guarantee on every job, large or small.

Longridge questions
Do you cover smaller places like Longridge?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Breich station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can I choose the sealant colour?
Usually, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Can old silicone round a sash window be swapped for sand mastic?
Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
What we can’t put right
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Masonry that needs repairing
- Putty and glazing repairs
- Decayed frames that need repair
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
Surfaces we seal
- Brick reveals
- Stone surrounds
- Timber door frames
- Tenement windows
- Period & listed homes
- Sash and case windows
What the job involves on each surface
Brick reveals
An open joint at a brick reveal lets weather in. Renewing the mastic closes it.
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

Looking after it afterwards
Looking after new joints is easy:
- Inspect the joints round the windows every year or so
- Have rotten timber repaired before new mastic goes in
- Avoid patching sand mastic with silicone
- Go gently near the mastic when preparing windows
Do not touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.
Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Sand mastic in Longridge: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Longridge, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Letting a property close to Breich station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

How it works
The work is kept neat and contained to the area we are working on. The job generally takes anything from a few hours to a full day, depending on how many windows. Around Longridge, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.

- Keep pets and children clear of the area while we work
- Tell us if parking is tricky

Why act early in Longridge
New mastic over crumbling mastic will not hold. We remove the loose material first so the new work lasts. In a place like Longridge, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

- Any working-time requirements on site

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
