New build mastic near Muirhouses

About our new build mastic in Muirhouses

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first. We work on bathrooms & en suites, kitchens and plot handovers, and common reasons people get in touch are gaps opening as the house dries out and settles and messy sealant that spoils new finishes.

Work in a place like Muirhouses is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

There’s a 12-month guarantee on every job, large or small.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Cracking that points to a structural problem
  • Movement caused by a poorly fitted tray or bath
  • Damaged fittings that need replacing

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

How we quote for new build mastic

We do not publish a price list, because no two jobs are the same. What we look at:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • The product the joint needs
  • When we can work, for business premises

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • The type of property
  • Any previous sealing or DIY work

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Different surfaces, different methods

Show homes

Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed to keep callbacks down.

What new build mastic looks like in Muirhouses

Muirhouses is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

If you’ve bought a new home near Linlithgow station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around Muirhouses, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Muirhouses is about 1 mile east of Bo'ness, in Falkirk. From the centre of Muirhouses to the outskirts, new build mastic is available for homes and businesses alike. 50 places in Falkirk are on our list, from the larger towns to small villages. Edinburgh is on our list too, about 15 miles from Muirhouses.

We cover every part of EH51 for new build mastic. If you need new build mastic at a property on Acre Road, Drum Farm Lane and Gledhill Avenue or anywhere close by, we can help. With the A904 close by, Muirhouses is easy for our applicators to reach for new build mastic. We also cover the places around Muirhouses: Blackness (2 miles east), Crombie (3 miles north-east), Torryburn (3 miles north), Charlestown (4 miles north-east) and Low Torry (4 miles north). Larger places within reach include Falkirk (8 miles west), Grangemouth (6 miles west), Larbert (10 miles west), Stenhousemuir (9 miles west), Denny (13 miles west) and Bonnybridge (12 miles west).

How the visit works

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. Most jobs take anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

How to prepare

  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Ventilate bathrooms well, especially in the first year
  • Keep photos and emails about snagging items
  • Resist patching a failed seal with a tube from the DIY shop
  • Wait for the cure time before using a resealed shower

Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.

Why act early in Muirhouses

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or isn’t dealt with, we can reseal it properly. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
