How we handle new build mastic in Bonnybridge

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. We work on windows & doors, show homes and bathrooms & en suites, and the jobs we see most are messy sealant that spoils new finishes and kitchen sealant that has pulled off the wall.

Around smaller Scottish places like Bonnybridge, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

A one-year guarantee comes with the work, just as it does everywhere we cover.

How we quote for new build mastic

Your quote is based on your job. We take into account:

  • The product the joint needs
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The number and length of the joints

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • The problem you’ve noticed

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details and send pictures if you have them.

Honest limits

We will always be straight with you, so here’s what sealant can’t fix:

  • Your warranty claim itself, which is between you and the builder
  • Leaks from pipes, valves or wastes, which need a plumber
  • Damaged fittings that need replacing

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Plot handovers
  • Windows & doors
  • Kitchens
  • Show homes
  • Bathrooms & en suites
  • Skirting & floors

Bonnybridge: your questions answered

Is Bonnybridge in your area for new build mastic?

Yes, Bonnybridge is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Do you cover smaller places like Bonnybridge?

Yes, Bonnybridge is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.

Can you work from my snagging list?

Yes. Send the list and a few pictures of the sealant items, and we’ll quote. We will flag anything that needs another trade.

How long does new build mastic take?

Most jobs take a few hours in a single home. We’ll confirm how long when we quote.

Will you just run a new bead over the existing one?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before any work starts.

Different surfaces, different methods

Plot handovers

Send us the schedule and any sealant specification. Sealant work across the plot is covered as agreed.

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Do you need new build mastic in Bonnybridge?

Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.

Keep an eye out for any of the following:

  • Skirting joints opening in the first winter
  • Kitchen sealant that has pulled off the wall
  • Plot mastic for developers ahead of handover
  • Cracks appearing as a new home settles

Around Bonnybridge, as everywhere, new build mastic is only as good as the preparation behind it.

What to look for in a quote

  • Which sealant they’ll use, and why
  • How the colour is chosen
  • How hidden problems are handled
  • The length of the guarantee

10 questions to ask before you book

Leave it or put it right?

For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time and most come down to preparation. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Why book with us

  • White, clear, grey or coloured to suit, where the product allows
  • Approved under the ARBOMaster scheme
  • Over 20 years’ experience
  • A 12-month guarantee on all work

What happens on the day

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for most snagging lists, longer for a run of plots. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in
