Regrouting in Bonnybridge

About our regrouting in Bonnybridge

Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. Typical jobs include grout in corners that has cracked and shower grout that has worn away, across bathroom floors, wet rooms and bathroom wall tiles.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Your job is guaranteed for a year, as with all our work.

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • A structure that flexes behind the tiles
  • Tiles that have come away from the wall
  • Tiles that are chipped or split

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Bathroom wall tiles
  • Wet rooms
  • Shower walls
  • Bathroom floors
  • Tiled floors
  • Kitchen splashbacks

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Look at the sealant in the corners now and then
  • Rinse the tiles after showering
  • Have loose tiles looked at early
  • Use a soft brush rather than a wire one

Keep an eye on the silicone in the corners. Corners flex, so it’s usually the first thing to need attention, long before the grout does.

Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

Common problems we fix in Bonnybridge

Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it with repeated use, leaving the joints sunken and rough.

Look out for any of the following:

  • Gaps where the shower grout has gone
  • Old grout in a dated colour
  • Cracked grout along the bath or tray
  • Floor grout that will not come clean

Letting a property close to Larbert station? Then stained grout drags a rental down, and regrouting between lets puts that right.

FAQs for Bonnybridge

Do you work for landlords with property near Larbert station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do you cover smaller places like Bonnybridge?

Yes. Bonnybridge is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I add another job to the visit?

Yes. Just list everything you need and we will quote it together.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you grout the corners?

We seal corners with silicone. They move slightly and grout can’t take that movement.

Do you guarantee regrouting?

Our one-year guarantee applies to all our work. We’re also fully insured.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

What if some of my tiles are loose?

Loose tiles need refixing before regrouting. We will show you which ones before any grout comes out.

Bathrooms and kitchens in Bonnybridge

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Homes close to Bonnybridge Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Denny High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Landlord and commercial work in Bonnybridge

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to a full day, depending on the area. Outside jobs in Bonnybridge need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

How the job changes by surface

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.

Why deal with it now?

Patching a few joints can look like a quick win, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Around Bonnybridge, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
