Bathroom resealing in FK6: how it works
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on shower trays & enclosures, wet rooms and sinks & splashbacks, and people most often call us about splits where the tray meets the wall and water getting behind the kitchen upstand.
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, usually after around 24 hours.
What you’ll pay
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Why book with us
- A 12-month guarantee on all work
- Sanitary silicone with an anti-fungal additive in wet areas
- 4.9 on Google from 180+ five-star reviews
- Colour agreed with you before we start
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
Landmarks near Denny
Locally, jobs take us to homes and businesses close to Denny High School and Denny and the streets around them. For rail, the closest station is Larbert station, about 3.2 miles east. A little further out are Forth Valley Royal Hospital (2.5 miles east) and Herbertshire Castle (0.7 miles north). Green spaces nearby include Myot Hill.
Where we work in FK6
FK6 has homes of every age, old and new, and in places like Denny, Bonnybridge and Dunipace there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. Sealants for jobs in FK6 are chosen with that in mind.
Denny: Letting a property close to Larbert station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Denny High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Why deal with it now?
Sorting it now is quick: the work takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

What affects the quote in FK6
We do not publish a price list, because no two jobs are the same. The quote depends on:
- The size of the job
- The number of rooms or windows
- When we can work, for business premises
- Whether there’s mould to deal with
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- Where the job is, and your postcode
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Let new sealant cure fully before it gets wet
- Do not let bottles sit on the bead
- Stick to a soft cloth and a mild cleaner
- Never pick at the silicone with a blade
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
