Stoneywood questions
Can you help a landlord with a rental near Larbert station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do you cover smaller places like Stoneywood?
Yes. Stoneywood is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do several jobs on one visit?
Yes, we can. More than one area can go on one quote.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
What should I tell you?
Let us know what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
How we handle bathroom resealing in Stoneywood
Homes in Stoneywood have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with leaking joints on a shower screen and lumpy, uneven sealant from a DIY attempt, we can put it right, on shower trays & enclosures, sinks & splashbacks and basins & vanity units alike.
Bathrooms in smaller places like Stoneywood work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All of our work is guaranteed for twelve months, in Stoneywood and everywhere else we cover.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
- Water coming from the plumbing rather than the joint
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Squeegee the walls and tray after use
- Open a window or run the fan so the room dries
- Don’t let bottles sit on the bead
- Look for lifting corners and small gaps now and then
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Landlords, agents and businesses in Stoneywood
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.
Different surfaces, different methods
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
What happens on the day
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a couple of hours for a single bath or shower for a typical job. Outdoor work around Stoneywood depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Getting ready for the visit
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area

Advice
Do you need bathroom resealing in Stoneywood?
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
These are the problems we’re asked about most:
- Black mould in the silicone that won’t clean off
- Sealant that has split, shrunk or peeled away
- Gaps between the worktop and the wall
- A joint torn by a bath that flexes
Rented homes near Larbert station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What to look for in a quote
- When the joint can take water or movement
- Whether all the old sealant comes out first
- How hidden problems are handled
- Who does the work, and how experienced they are
Stoneywood homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For site and facilities teams at buildings such as Denny High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
