External mastic for homes and businesses in Bonnybridge
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. Common call-outs are for cracked joints where brick meets render or frames and sealant pulling away from one side of the joint, across joints between brick and frames, render & cladding joints and façade panels.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.
Whatever the size of the job, it’s backed by our one-year guarantee in Bonnybridge and across Falkirk.

Why act early in Bonnybridge
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the problem grows beyond the joint itself. In an older home around Bonnybridge, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Bonnybridge questions
Can you help a landlord with a rental near Larbert station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Will you come out to Bonnybridge?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is the work guaranteed?
Yes. Every job comes with our one-year guarantee.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Are you insured?
Yes. We’re fully insured.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
What is a movement joint?
Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.
Bonnybridge buildings and the weather
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For site and facilities teams at buildings such as Denny High School, its movement joints, gutters and trims need looking after like any other building’s. If you live in an older home near Bonnybridge Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. If you let a flat or house near Larbert station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Bonnybridge may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.

What sealant work cannot fix
New sealant cannot fix everything, and we will tell you before we start. It won’t solve:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Render that is blown, hollow or coming away
- Cracking across the wall rather than at a joint
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Joints and surfaces we work on
- Brickwork movement joints
- Joints between brick and frames
- Render & cladding joints
- Façade panels
- Concrete & block
- Copings & trims
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Walk round the building once a year and look at the joints
- Clear growth from the base of walls and joints
- Deal with leaking gutters that soak the joints below
- Have failed joints looked at early
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.
Small splits are the time to act. At that stage it’s a simple cut out and reseal.
What affects the cost of external mastic
The quote reflects the job in front of us. We look at:
- Mould in or behind the old joints
- Any working-time requirements on site
- The type of sealant required
- Whether old sealant or filler has to be cut out
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Whether it’s a home or a business
- What’s wrong with the joints now
- Any access issues, like height or stairs
- Where the job is, and your postcode
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
Different surfaces, different methods
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out.
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.
