External mastic in Torwood

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. We work on brickwork movement joints, copings & trims and façade panels, and the jobs we see most are joints pointed up with cement by mistake and joints with sealant missing in places.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours to a few days, depending on the length of joint and the access, and the area is left clean. For a place like Torwood, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children

Advice

What affects the quote in Torwood

We quote each job individually. This is what makes a difference:

  • The number of rooms or windows
  • Whether there’s mould to deal with
  • How much there is to do
  • How much old sealant there is and how hard it is to remove

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Any access issues, like height or stairs
  • Whether it’s a home or a business

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

Leave it or put it right?

A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. In an older home around Torwood, damp from a failed joint can get into timber and plaster.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

What you get with us

  • Arbo and Everbuild products
  • Sanitary silicone with an anti-fungal additive in wet areas
  • White, clear, grey or another colour, product permitting
  • Homes, businesses and hotels

When to call us in Torwood

Sometimes a movement joint was filled with mortar or a rigid filler by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Any of these means the joints need attention:

  • Water getting into walls through failed joints
  • Brick movement joints where the sealant has split
  • Panel joints letting water in
  • Sealant that has lost its bond to the brick or render

If you let a flat or house near Larbert station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What to look for in a quote

  • Whether VAT is included
  • Whether you can choose the colour
  • What happens if they find a problem under the old sealant
  • Who does the work, and how experienced they are

What we cannot put right

New sealant can’t fix everything, and we’ll tell you before we start. Sealant will not put right:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that’s more than a sealant joint can take

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Joints between brick and frames
  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Copings & trims

External mastic in Torwood: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Schools such as Denny High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Common questions in Torwood

I let a flat near Larbert station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Is Torwood in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Torwood is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months.

How long does external mastic take?

It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll give you a better idea when we quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
