When to call us in Torwood
Commercial buildings settle and move with temperature, and stud walls move more than solid ones. The sealant between walls, trays and fittings absorbs that strain until it tears.
Signs it’s time to call us include:
- Tired sealant ahead of a health and safety audit
- Mouldy washroom sealant that staff and guests notice
- Large numbers of bathrooms needing the same work
- Leaks from showers into rooms or ceilings below
For site and facilities teams at buildings such as Denny High School, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

Commercial sealant in Torwood, done properly
In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. Products include Arbo and Everbuild sealants, chosen to suit each joint. We work on rental portfolios, hotel bathrooms and welfare facilities, and the jobs we see most are joints that need doing before an inspection or audit and rental bathrooms that need resealing between tenants.
For holiday lets, guest houses and community buildings in or near Torwood, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
Each job carries a 12-month guarantee, whatever its size.

What the job involves on each surface
Retail & leisure sites
Gym and leisure changing rooms take heavy use and plenty of water, so joints are sealed with anti-fungal sanitary silicone.
Student & care accommodation
Halls and care homes often have many near-identical bathrooms. We agree a programme and work through them steadily.
Landlords, agents and businesses in Torwood
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Leave it or put it right?
A leaking shower in a hotel room or flat above can damage the ceiling below. Then two rooms are out of action, not one. Resealing first is the smaller job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
The process
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours per room, so whole buildings are phased. Somewhere like Torwood may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We agree a programme with you: which rooms, in what order, at what times.
- We go through your site’s paperwork needs, such as RAMS, before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Rooms are handed back in order, each with its cure time.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area
- Clear the area around the work

Advice
Common questions in Torwood
Is Torwood in your area for commercial sealant?
Yes. We work across all of Scotland, and Torwood is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
I let a flat near Larbert station. Can you help?
Yes. We work for landlords and agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
How long will you be here?
That depends on the amount of work, but most jobs take as long as the scope needs, from one welfare room to a full building. We’ll give you a better idea when we quote.
When can guests or staff use the shower again?
Most areas can be used after around 24 hours. We give a cure time for each area.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Honest limits
In fairness, some problems need a different trade:
- Failed tanking or loose tiles behind the sealant
- Water coming from plumbing rather than sealant
- A broken extractor fan behind the mould problem
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
