Plean External Mastic
Movement joints in Plean need attention? We cut out the old, prepare the joints and apply the right sealant.
- Hard, crazed mastic that has stopped moving
- Movement joints with cracked, split or missing sealant
- Failed seals between different materials
About our external mastic in Plean
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. If you have cracked joints where brick meets render or frames and rigid filler in a joint that should flex, we can put it right, on concrete & block, copings & trims and façade panels alike.
External sealant needs dry surfaces, so outdoor work around Plean is planned around the weather. Let us know about access to every wall and roofline.
All of our work is guaranteed for twelve months.

What happens if it’s left?
Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Why Plean clients choose us
- We’re fully insured
- You choose the colour before work begins

Walls and rooflines in Plean
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Letting a property close to Larbert station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. Around Plean, as everywhere, external mastic is only as good as the preparation behind it.

FAQs for Plean
Can you help a landlord with a rental near Larbert station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Do you cover smaller places like Plean?
Yes, Plean is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Why is there a gap in my brick wall?
Walls move with heat, cold and moisture, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.
What do you need from me for a quote?
A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.
Can you seal joints between render and window frames?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you use backing rod?
That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Don’t let climbing plants root in the sealant
- Get split or bare joints resealed while the damage is small
- Wash walls gently around the sealant
- Point out the joints to other trades
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Landlords, agents and businesses in Plean
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Honest limits
Before booking, it’s worth knowing the limits:
- Render that’s blown, hollow or coming away
- Rising or penetrating damp from elsewhere in the wall
- Subsidence or other structural problems
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours to a few days, depending on the length of joint and the access. Outdoor work around Plean depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Getting ready for the visit
- Clear the area around the work
- Mention any leaks or damp you’ve noticed
- Mention if the joints have been sealed before
