Need external mastic in Cornton?

About our external mastic in Cornton

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on brickwork movement joints, concrete & block and façade panels, and common reasons people get in touch are failed sealant between panels on a façade and brick movement joints where the sealant has split.

External sealant needs dry surfaces, so outdoor work around Cornton is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

You get a 12-month guarantee, the same in Cornton as everywhere else we work.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation from start to finish. Outside jobs in Cornton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Keep children and pets away from the work area
  • Mention any parking rules near the property
  • Clear the area around the work

Advice

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Adding movement joints to masonry that has none
  • Loose or hollow render, which needs re-rendering
  • Cracks in the bricks or render themselves, away from the joints

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Joints between brick and frames
  • Concrete & block
  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints

How we quote for external mastic

Every job gets its own quote. This is what makes a difference:

  • When we can work, for business premises
  • The size of the job
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before
  • Whether it’s a home or a business

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work.

Why act early in Cornton

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the problem grows beyond the joint itself. Around Cornton, water from a failed joint in an older stone home can soak into timber and plaster.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Why us?

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Colour picked to suit the job
  • 4.9 on Google from 180+ five-star reviews
  • Every job guaranteed for a year

Cornton: your questions answered

Do you work for landlords with property near Stirling station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Is Cornton in your area for external mastic?

Yes. We work across all of Scotland, and Cornton is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

How long will you be here?

Typically it takes anything from a few hours to several days, depending on the building. Larger jobs naturally take longer, and we’ll say how long yours will take.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.

What does external mastic cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

We also work for property managers and facilities teams in Cornton and across Stirling. We can quote a run of properties together.

What the job involves on each surface

Cladding and façade panels

If the façade has a specified sealant, that’s what we use. Tell us what the building has when you get in touch.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Check the sealant is paintable before painting near it
  • Get split or bare joints resealed while the damage is small
  • Point out the joints to other trades
  • Clear growth from the base of walls and joints

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted and spoil the finish.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Cornton buildings and the weather

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For site and facilities teams at buildings such as Wallace High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Letting a property close to Stirling station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
