- Movement that’s more than a sealant joint can take
- Failed render or damaged cladding panels
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

How we handle external mastic in Broomridge
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. Common call-outs are for gaps where render, brick and frames meet and joints where the bead has come unstuck, across façade panels, joints between brick and frames and brickwork movement joints.
Outside joints can only be sealed when they’re dry, so work in Broomridge depends on the weather. Tell us how to reach each wall, gutter and roofline.
Your job is guaranteed for a year, as with all our work.

For landlords and businesses

Why it’s worth doing now in Broomridge
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the problem grows beyond the joint itself. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Broomridge: your questions answered
Can you help a landlord with a rental near Stirling station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is Broomridge within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Why is there a gap in my brick wall?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.
Are you insured?
Yes. Full insurance covers our work.
Can you seal joints between render and window frames?
Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces, primed where needed.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
The process
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Broomridge depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Preparing for the visit
- Clear the area around the work
- For business premises, tell us about site rules or sign-in
- Keep children and pets away from the work area

Advice
Broomridge buildings and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Around Broomridge, as everywhere, external mastic is only as good as the preparation behind it. Letting a property close to Stirling station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

What affects the quote in Broomridge
Jobs vary more than people expect. What affects the quote:
- The type of sealant required
- When we can work, for business premises
- How easy the joints are to reach
- The old material and how stubborn it is
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What to tell us for a quote
To make quoting easier, let us know:
- A few photos by email, if you can
- What’s wrong with the joints now
- The type of property
- The address or postcode of the job
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.
Aftercare tips
So the new joints stay in good condition:
- Keep water from gutters off the wall
- Check the sealant is paintable before painting near it
- Don’t let climbing plants root in the sealant
- Tell anyone working on the walls about the movement joints
Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.
Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
