Joints and finishes in Broomridge homes
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Stirling, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

Floor joint sealing in Broomridge, done properly
Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints using a product that suits the floor. We work on skirting boards, wet room & bathroom floors and commercial floors, and common reasons people get in touch are grout cracking in a straight line across a floor and gaps at thresholds between rooms.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
All of our work is guaranteed for twelve months.

How the job changes by surface
Commercial floors
Washroom and kitchen floors in commercial buildings need sound edge joints. They’re resealed with a flexible, water-resistant sealant.
Skirting boards
Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk in a colour to suit.
When it isn’t the sealant
New sealant cannot fix everything, and we’ll tell you before work begins. It will not solve:
- Bouncy or failing floorboards
- Large cracks that need a surveyor
- Loose, hollow or cracked tiles, which need a tiler
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we are called out for in Broomridge
Caulk is the usual filler for skirting. In a joint that moves or gets wet, it splits.
Signs it’s time to call us include:
- Open joints that fill with dirt
- Gaps opening between the floor and skirting
- Rigid edge joints in tiled floors
- Tiled floors with no room to move
In and around Broomridge, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Get cracks along tile grout lines looked at early
- Keep heavy wheels off new concrete joints until cured
- Use furniture pads near skirting
- Don’t fill floor joints with caulk where they move or get wet
Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.
Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.
For landlords and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
How the visit works
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours, depending on the length of joint, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions
- Tell us about any water getting in

Advice
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Broomridge questions
Is Broomridge in your area for floor joint sealing?
Yes, Broomridge is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
I let a flat near Stirling station. Can you help?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Why not just use caulk?
Caulk cannot cope with movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.
What causes gaps between the floor and skirting?
Usually it’s movement: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
How long will you be here?
It depends on the size of the job, but most jobs take a few hours, depending on the length of joint. We will tell you when we quote.
Where do you work from?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
My floor grout keeps cracking in a line. Can you help?
Often, yes. We replace the grout along a suitable line with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.
