How we handle new build mastic in Broomridge
For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover. We work on bathrooms & en suites, windows & doors and plot handovers, and the jobs we see most are kitchen sealant that has pulled off the wall and untidy sealant flagged on a snagging list.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Our work is backed for twelve months, in Broomridge and everywhere else we cover.

What we cannot put right

- Cracking that points to a structural problem
- Movement caused by a poorly fitted tray or bath

How the visit works
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work generally takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Broomridge need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out, with no layer left behind.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Preparing for the visit
- Tell us about any water getting in
- Let us know about stairs, lifts or work at height
- On commercial sites, let us know about site rules

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We cut it out and start again.
Your questions about new build mastic in Broomridge
I let a flat near Stirling station. Can you help?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Is Broomridge within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
Can you reseal over the builder’s sealant?
No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before work begins.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not wait for the house to settle if water is getting through
- Record problems with dated photos
- Ventilate bathrooms well, especially in the first year
- Watch for new gaps as the house dries out
Follow the cure time we give you before the area gets wet. Most silicones need around a day to cure enough for use.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant.
Signs you need new build mastic in Broomridge
Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly, and the problem shows up after you move in.
If you can see any of these, it’s time to have the joints looked at:
- Beads laid onto grit and dust from the build
- Worktop and upstand sealant coming away
- Gaps between new skirting and floors
- Leaking shower tray seals in a new home
If you’ve bought a new home near Stirling station, the sealant around baths, showers and frames is worth checking in the first year or two.

Why it’s worth doing now in Broomridge
Resealing everything on a snagging list in one visit is usually simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times to plan around. In an older home around Broomridge, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.
