How we handle new build mastic in Bridge of Allan
If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first. If you’re dealing with skirting joints opening in the first winter and internal frame sealant that has split, we can help.
Around smaller Scottish places like Bridge of Allan, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
All of our work is guaranteed for twelve months.

FAQs for Bridge of Allan
Can you do new build mastic in Bridge of Allan?
Yes, Bridge of Allan is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Is Bridge of Allan within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
What do you need from me for a quote?
Let us know what needs doing and where, with pictures by email if possible. If we need more, we will ask.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can you reseal over the builder’s sealant?
No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
What we are called out for in Bridge of Allan
On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.
The most common problems we see are:
- Second-fix sealing on new plots
- Beads laid onto grit and dust from the build
- Shower seals failing in the first year or two
- Untidy sealant flagged on a snagging list
For new homes near Bridge of Allan station, it’s worth checking the sealant early, while snags are still fresh.

What affects the cost of new build mastic
We quote each job individually. These are the things that affect it:
- Mould in or behind the old joints
- The number of rooms or windows
- Whether the work is at height
- The product the joint needs
Combining jobs into one visit generally makes better use of the time than several visits. We’ll give you a clear quote for the lot.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- The type of property
- Any access issues, like height or stairs
- A few photos by email, if you can
- The problem you’ve noticed
Want a quote for new build mastic? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Leave it or put it right?
For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot and most come down to preparation. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Surface by surface
Windows and doors
External mastic around new windows and doors is sometimes rushed or missed. We reseal it with a weatherproof, flexible sealant.
Kitchens
As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. A fresh flexible bead closes them.
