Questions from Bridge of Allan
Is Bridge of Allan within the area you cover?
Yes, Bridge of Allan is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Bridge of Allan station. Can you help?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Could my grout be a different colour after regrouting?
Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Regrouting in Bridge of Allan
If you’ve been scrubbing grout that won’t come clean, the discolouration has generally soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you are at it. Typical jobs include a grout colour that no longer suits the room and discoloured grout on otherwise sound tiles, on wet rooms, bathroom wall tiles and bathroom floors.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Big or small, you get the same one-year guarantee in Bridge of Allan and across Stirling.

Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
How it works
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours, or longer for a fully tiled room. For a place like Bridge of Allan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
- Let us know about earlier repairs to the joints

Advice
When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Waterproofing that has failed below the tiling
- Leaks from pipes, valves or wastes (a plumber’s job)
- Cracked or broken tiles
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
Surfaces we seal
- Bathroom floors
- Kitchen splashbacks
- Tiled floors
- Shower walls
- Wet rooms
- Bathroom wall tiles
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Clean with a soft brush, not anything metal
- Clean grout with a mild bathroom cleaner
- Use a squeegee on the tiles after showering
- Rinse the tiles after showering
Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
What the job involves on each surface
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We regroute and reseal the worktop joint.
Corners and edges
We reseal edges at the same time as regrouting, so the whole area is finished together.
Why act early in Bridge of Allan
Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What we are called out for in Bridge of Allan
Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it over time, leaving the joints sunken and rough.
It’s worth asking for a quote if you see:
- Floor grout that will not come clean
- Grout that’s cracking and breaking up
- Good tiles let down by tired grout
- Kitchen splashback grout stained by grease
Letting a property close to Bridge of Allan station? Then stained grout drags a rental down, and regrouting between lets puts that right.
Before booking anyone

- Is the old sealant removed completely?
Regrouting around Bridge of Allan
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you live in an older home near St Saviour's Church, older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Wallace High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
