Bridge of Allan: your questions answered

I let a flat near Bridge of Allan station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Can you do window mastic in Bridge of Allan?

Yes, Bridge of Allan is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Can you seal the gap between the frame and the plaster indoors?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.

Do you have sealant for grey or black windows?

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

How long before the joint can be used?

It depends on the product. Before we leave, we’ll tell you the cure time.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Window mastic in Bridge of Allan, done properly

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on uPVC windows, composite doors and window sills, and common reasons people get in touch are untidy mastic left by window fitters and cracked sealant at the sill ends.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a one-year guarantee.

What sealant work cannot fix

New sealant can’t fix everything, and we will tell you before we start. It won’t solve:

  • Faulty window hardware
  • Draughts through the window seals rather than the frame
  • A frame that has rotted at the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Work for landlords, hotels and businesses

For anyone letting property in or around Bridge of Allan, several properties can go on one quote. Send us the addresses and the work at each.

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Looking after it afterwards

Aftercare is simple:

  • Clear any debris from frame drain holes
  • Do not aim a pressure washer at the joints
  • Look round the frames every year or so
  • Keep solvents and bleach off the sealant

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

Leaks usually show up in wet, windy weather, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Window mastic in Bridge of Allan: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For an older house near a landmark such as St Saviour's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Wallace High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Bridge of Allan station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

Your quote is based on your job. We take into account:

  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • The amount of work

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

What to tell us for a quote

  • The problem you’ve noticed
  • The rough size of the job
  • The address or postcode of the job
  • How we’d reach the joints

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again.
