Window mastic for homes and businesses in Bannockburn

Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you have mastic that’s falling out in pieces and cracked sealant at the sill ends, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Your job is guaranteed for a year, as with all our work.

Frames and glazing around Bannockburn

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Stirling station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What affects the quote in Bannockburn

Jobs vary more than people expect. The main factors:

  • Whether there’s mould to deal with
  • The size of the job
  • The old material and how stubborn it is
  • Any working-time requirements on site

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

There’s no need for technical detail. Just tell us:

  • Where the property is
  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Whether it has been sealed before

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we’ll take it from there.

How the job changes by surface

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

What we can’t put right

It helps to know what we cannot do:

  • A sash or casement that won’t close properly
  • Damp coming through the wall itself rather than the frame joint
  • Worn gaskets, brush seals or a door that has dropped

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Patio & French doors
  • Composite doors
  • Window sills
  • uPVC windows
  • Aluminium frames
  • Timber windows & doors

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

When to call us in Bannockburn

Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

Signs it’s time to call us include:

  • Mastic that has split away from the wall
  • Mastic that is falling out in pieces
  • Rushed sealant from a window installation
  • Leaking joints at the ends of sills

If you live in an older home near St Ninian's Roman Catholic Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

Choosing a sealant specialist

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning for a couple of windows and a door. Somewhere like Bannockburn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

How to prepare

  • Let us know about parking restrictions
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

Common questions in Bannockburn

Will you come out to Bannockburn?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Stirling station. Can you help?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will resealing my frames help with draughts?

Yes, where the draught is at the frame edge. We check where the draught is before any work starts.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

How many windows can you do in a day?

The work takes most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.

Can you seal the gap between the frame and the plaster indoors?

Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Are you fully insured?

Yes. Mr Mastic is fully insured.
