Window mastic in Stirling: how it works

The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. We work on uPVC windows, timber windows & doors and patio & French doors, and the jobs we see most are cracked sealant at the sill ends and rain getting in at the frame or under the sill.

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. Most jobs take most of a day for a typical house, less for a few frames.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

What’s near Stirling

In Stirling, that means homes and buildings near Royal Gardens, Terraces Hotel and Allan Park South Church and the streets around them. Stirling has its own railway station: Stirling station. Well-known places in the area include Stirling Health and Care Centre (0.6 miles south) and Thistles Centre (under half a mile east). The countryside around Stirling includes Mote Hill and Airthrey Loch.

Frames and weather across Stirling

From Dunblane, St. Ninians and Raploch to its smaller places, Stirling has windows and doors of every age and material. Each needs the right sealant, and every joint wears out eventually.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across Stirling. Parts of Stirling are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Stirling: Homes close to Allan Park South Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Stirling station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Why it fails

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

People normally contact us after spotting something like this:

  • Gaps left after new windows were fitted
  • White mastic on grey or black frames
  • Draughts coming in around windows and doors
  • Rain getting in at the frame or under the sill

What affects the quote in Stirling

The price is agreed before any work begins. It takes into account:

  • Working hours on commercial sites
  • Any mould that needs treating
  • The size of the job
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Where the property is
  • Roughly how big the job is
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.

Why deal with it now?

Resealing frames is a short job: the visit takes a few hours for a handful of frames, longer for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too.

Questions to ask before booking

  • Who turns up on the day
  • What happens if the job turns out different
  • Which sealant they’ll use, and why
  • Whether VAT is included

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Check the mastic once a year
  • Keep paint off silicone joints
  • Wash the frames with mild soapy water
  • Repaint timber before it’s bare

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Stirling questions

Do you cover Stirling?

Yes. We work in Stirling, as part of our work across South East England, London and Scotland. To book, send an email to info@mrmastic.co.uk.

Is the work guaranteed?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Can you match the sealant to my frames?

Normally, yes. Mention the frame colour when you ask for a quote and we’ll match it as closely as we can.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

When is the sealant fully cured?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.
