Window mastic in Callander

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on uPVC windows, window sills and composite doors, and people most often call us about untidy mastic left by window fitters and draughty joints inside around the window.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Your quote is based on your job. We take into account:

What we need to know

  • Whether it’s a home or a business

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes most of a day for a typical house, less for a few frames. Somewhere like Callander may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Preparing for the visit

  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions

FAQs for Callander

What guarantee comes with window mastic in Callander?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to Callander?

Yes. Callander is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

How long before the joint can be used?

Cure times vary by product and the temperature. Before we leave, we will tell you the cure time.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Why deal with it now?

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

Why book with us

  • We never seal over old sealant
  • An ARBOMaster approved applicator
  • Over 20 years’ experience
  • Neat joints and a tidy finish

How the job changes by surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.

Honest limits

A few problems are outside what sealant work can do:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Soft or decayed wood in the frame
  • Damp problems in the wall away from the window

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

  • Patio & French doors
  • Composite doors

Do you need window mastic in Callander?

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.

The most common problems we see are:

  • Cracked internal joints between frame and plaster
  • Leaking joints at the ends of sills
  • Black, perished sealant on frames
  • Untidy mastic left by window fitters

In the older streets around St Bride's Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

What to look for in a quote

  • When the joint can take water or movement
  • Whether all the old sealant comes out first
  • Are they insured?
  • How the surfaces are prepared before sealing

What window mastic looks like in Callander

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Callander is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

Managing a site like McLaren High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Do not aim a pressure washer at the joints
  • Clear any debris from frame drain holes
  • Keep paint and stain on wooden frames in good order
  • Air rooms to keep condensation down around windows

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
