Landlord and commercial work in Doune
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Window mastic for homes and businesses in Doune
The new joint doesn’t have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. We work on composite doors, aluminium frames and patio & French doors, and the jobs we see most are damp patches on the reveal after heavy rain and rushed sealant from a window installation.
In and around a place like Doune, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Whatever the size of the job, it’s backed by our one-year guarantee in Doune and across Stirling.

Signs you need window mastic in Doune
Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.
People normally contact us when they notice one of these:
- White mastic on grey or black frames
- Draughty joints inside around the window
- Old mastic that has gone black or come away
- Gaps where the sill meets the wall
For landlords with property near Dunblane station, renewing tired window mastic between tenants heads off draught and damp complaints.

Window mastic in Doune: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Doune is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
For an older house near a landmark such as St Madoc's Episcopal Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Why act early in Doune
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
How the job changes by surface
Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.
Patio & French doors
Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.
Honest limits
We will not take on work that won’t last, so these are the limits:
- Condensation trapped between the panes
- A door that needs adjusting, rehanging or new seals
- Broken hinges, locks or handles
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
Surfaces we seal
- Patio & French doors
- uPVC windows
- Timber windows & doors
- Composite doors
- Aluminium frames
- Window sills
What happens on the day
At the end, we look at the finished work together. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on how much there is to do. Somewhere like Doune may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Keep children and pets away from the work area
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
