Fire rated sealant in Doune, done properly
Bigger jobs can be worked through in stages, flat by flat or floor by floor, with each location and product recorded. That record is useful for your files and for whoever looks at the building next. We’re often asked to deal with damaged fire sealant left by other trades and ordinary sealant used where a fire-rated product was needed, on pipe & cable gaps, linear gaps and flats & HMOs.
If you look after holiday lets, a guest house or a community building in or near Doune, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
Our work is backed for twelve months, in Doune and everywhere else we cover.

The process
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It generally takes anything from a few hours to several days, depending on how many gaps there are. Somewhere like Doune may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Old or unsuitable sealant is cut out and the gap cleaned.
- We put in whatever backing or fill the product detail specifies.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in

Fire rated sealant around Doune
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.
Community buildings like St Madoc's Episcopal Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there. If you let a flat or house near Dunblane station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Landmarks near Doune
Typical jobs here are in homes near Highland Hotel and the streets around them. The nearest railway station is Dunblane station, roughly 3.4 miles east. Nearby you’ll also find Doune Motor Museum (2.3 miles north-west) and Doune Castle (less than half a mile south-east). The countryside around Doune includes Loch Mahaick and Hill of Row.
When it isn’t the sealant
In fairness, some problems need a different trade:
- Deciding what fire stopping a building needs
- Sign-off of the building, which sits with building control or your assessor
- Big openings where sealant alone is not the tested solution
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Leave it or put it right?
Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own and needn’t wait for anything else. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Why us?
- Neat joints and a tidy finish
- We are fully insured
- Any old sealant cut out fully, not covered over
- ARBOMaster approved applicator

How we quote for fire rated sealant
There’s no set price list, because jobs vary so much. The quote depends on:
- How many areas need sealing
- Whether there’s mould to deal with
- The amount of work
- Whether old sealant or filler has to be cut out
Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.
What to tell us for a quote
When you contact us, it’s useful to know:
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
- If someone has resealed it before
- How we’d reach the joints
To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Questions from Doune
Is Doune within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Dunblane station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.
How long does fire rated sealant take?
That depends on the amount of work, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Where is Mr Mastic based?
We work from Crawley. We cover Doune and the rest of Stirling.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Surface by surface
Masonry and concrete
Masonry is dusty and porous, so preparation matters. We brush and vacuum the gap and use backing where the detail needs it.
Door frames
A door can only do its job if the gap behind its frame is sealed too. We seal that gap with a fire-rated sealant suited to the frame and wall.
Landlord and commercial work in Doune
We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
