Window Mastic in Stirling
Our applicators work in Stirling on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly.
- Rain getting in at the frame or under the sill
- Sealant in the wrong colour for the frame
- Whistling draughts around closed windows
Window mastic in Stirling
Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. We’re often asked to deal with rain getting in at the frame or under the sill and whistling draughts around closed windows, on uPVC windows, timber windows & doors and composite doors.
In a town like Stirling, plenty of homes have harled (roughcast) walls, and sealing a frame against rough harling takes a sealant that grips and moves. A thin bead that hasn’t been worked into the surface soon lets water behind it.
Every job is covered by a one-year guarantee.
How it works
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take most of a day for a typical house, less for a few frames. Parking around Stirling is rarely difficult, though older streets in the centre can be tight. If you’re in a flat with a shared stair or a door entry system, let us know when you book.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Looking after it afterwards
After the cure time, these simple habits help:
- Walk round the house once a year and look at the joints
- Make sure the drainage slots are not blocked
- Avoid harsh chemicals near the mastic
- Don’t paint over the silicone
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just email us at info@mrmastic.co.uk.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
Why it’s worth doing now in Stirling
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. In flats with a shared stair in Stirling, a leak from a failed seal can affect the flat below too, and that’s much harder to put right.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

What we can’t put right
Before you book, it’s worth knowing the limits too:
- Rotten timber, which needs a joiner first
- Draughts through the window seals rather than the frame
- Damp problems in the wall away from the window
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

For landlords and businesses
We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Signs you need window mastic in Stirling
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.
Signs it’s time to call us include:
- Sealant in the wrong colour for the frame
- Hard, cracked sealant around windows
- Rushed sealant from a window installation
- Old mastic that has gone black or come away
If you live in an older home near Allan Park South Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions from Stirling
Can you help a landlord with a rental near Stirling station?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Can you do window mastic in Stirling?
Yes. We work across all of Scotland, and Stirling is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Can resealing stop a draught around my window?
In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.
Do you have sealant for grey or black windows?
Generally, yes. Tell us the frame colour when you get in touch and we’ll match it as closely as we can.
What should I tell you?
Tell us what needs doing and where. If we need more, we will ask.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Can you do upstairs windows?
Yes, in most cases. Access is planned before we start.
What window mastic looks like in Stirling
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you let a flat or house near Stirling station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For site and facilities teams at buildings such as Wallace High School, larger buildings have plenty of frames, and the mastic around each one ages.

Surface by surface
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
