Sealant work in FK15

About bathroom resealing in FK15

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on basins & vanity units, sinks & splashbacks and baths, and people most often call us about a reseal done over the top of the old bead and water getting behind the bath panel.

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for a single bath or shower.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

What you will pay

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What you get with us

Landmarks near Dunblane

Typical jobs here are in homes near Leighton Library. Dunblane has its own railway station: Dunblane station. Well-known places in the area include Stirling Health and Care Centre (5.8 miles south) and Arnhall Castle (2 miles south-west). For a walk, there’s Hill of Row and Airthrey Loch.

Where we work in FK15

Across FK15, from Dunblane, Braco and Greenloaning outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including FK15.

Dunblane: Around Dunblane, as everywhere, bathroom resealing is only as good as the preparation behind it. Rented homes near Dunblane station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common problems we fix in FK15

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

It’s worth asking for a quote if you see:

  • Splits where the tray meets the wall
  • Sealant that has split, shrunk or peeled away
  • Water escaping at the shower enclosure
  • Black mould in the silicone that will not clean off

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep an eye on the corners, where splits start
  • Open a window or run the fan so the room dries
  • Never pick at the silicone with a blade
  • Move toiletries away from the joint

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • Mould in or behind the old joints
  • The size of the job
  • Which sealant suits the joint
  • Access and height

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What to tell us for a quote

When you call or email, these details help:

  • If someone has resealed it before
  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work.

Your questions about bathroom resealing in FK15

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
