Bathroom resealing for Greenloaning homes and businesses

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

About our bathroom resealing in Greenloaning

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on shower trays & enclosures, sinks & splashbacks and wet rooms, and common reasons people get in touch are gaps where the bath or tray has moved and shrunken sealant along the back of a worktop.

For a place like Greenloaning, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All our work is covered by a one-year guarantee, wherever you are in Stirling.

When something else is needed

Before booking, it’s worth knowing the limits:

  • Tiles that have come away from the wall
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Use gentle cleaners on the silicone
  • Keep bottles off the sealant line
  • Keep the fan on for a while after bathing
  • Wipe up water along the back of the worktop

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

Surface by surface

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.

Greenloaning homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

In the older streets around Greenloaning Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. In and around Greenloaning, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

All our work, in Greenloaning and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Can you do bathroom resealing in Greenloaning?

Yes. We work across all of Scotland, and Greenloaning is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

How do I get a quote for bathroom resealing in Greenloaning?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Are you insured?

Yes. Full insurance covers our work.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can landlords and businesses book you?

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Quotes for bathroom resealing in Greenloaning

The price is agreed before any work begins. It’s based on:

  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • Which sealant suits the joint
  • Access and height

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

To help us quote quickly, please include:

  • Photos by email, if that is easy
  • The rough size of the job
  • Where the property is
  • If someone has resealed it before

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The visit itself usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. Around Greenloaning, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height
