Need regrouting in Greenloaning?

Regrouting for homes and businesses in Greenloaning

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. We’re often asked to deal with shower grout that has worn away and corners filled with grout instead of silicone, on bathroom wall tiles, kitchen splashbacks and bathroom floors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Whatever the size of the job, it’s backed by our 12-month guarantee.

How it works

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for a shower enclosure, longer for a whole room for a typical job. Around Greenloaning, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any parking rules near the property

What affects the cost of regrouting

Your quote is based on your job. We look at:

  • How many areas need sealing
  • The product the joint needs
  • Whether the work is at height
  • When we can work, for business premises

Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Helping us quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

FAQs for Greenloaning

Is regrouting in Greenloaning guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is Greenloaning in your area for regrouting?

Yes, Greenloaning is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

How long should I wait before showering?

Before we leave, we’ll tell you how long to wait. Both the grout and the silicone need time to cure before they get wet.

Can you change the grout colour?

Yes, plenty of people choose to. A darker grout hides marks better and lighter grout gives a fresher look.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Will the sealant be renewed as well as the grout?

Most of the time, yes. Grout fills tile gaps and sealant handles the moving joints, so we renew both and it’s all in the quote.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Regrouting around Greenloaning

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

When to call us in Greenloaning

Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

Look out for any of the following:

  • A grout colour that no longer suits the room
  • Floor grout that will not come clean
  • Splashback grout that has darkened
  • Grout stained black or orange that won’t clean

For an older house near a landmark such as Greenloaning Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Our hiring checklist

Why deal with it now?

Patching a few joints can look like a quick win, but the patches often don’t match, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Around Greenloaning, water from a failed joint in an older stone home can soak into timber and plaster.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Why book with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Full insurance on every job
  • ARBOMaster approved applicator
  • Old sealant always removed completely

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Tiles that have come away from the wall
  • A structure that flexes behind the tiles
  • Waterproofing that has failed below the tiling

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom floors

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Skip wire brushes and scourers
  • Have loose tiles looked at early
  • Clean grout with a mild bathroom cleaner
  • Keep the fan on after showering

Have any tile that moves checked right away. Movement will crack the new grout and open a path for water.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
