Regrouting in Menstrie
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Menstrie and across Clackmannanshire. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Grout in a colour the owner wants to change
- Grout stained black or orange that will not clean
- Dirty, worn grout on a tiled floor
Regrouting in Menstrie, done properly
We work across Menstrie, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. Typical jobs include kitchen splashback grout stained by grease and a grout colour that no longer suits the room, on bathroom floors, bathroom wall tiles and kitchen splashbacks.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
You get a one-year guarantee, the same in Menstrie as everywhere else we work.

Menstrie questions
I let a flat near Alloa station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Is Menstrie within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
What guarantee comes with the work?
Our one-year guarantee applies to all our work. We’re also fully insured.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Do you reseal at the same time?
We usually do. Fresh grout next to old, mouldy silicone would look odd and could still leak.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on the area. For a place like Menstrie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Tell us if parking is tricky
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints

What sealant work cannot fix
We will always be straight with you, so here’s what new sealant will not do:
- Movement in a stud wall or floor
- Waterproofing that has failed below the tiling
- Damaged tiles that need replacing

Bathrooms and kitchens in Menstrie
Menstrie is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Letting a property close to Alloa station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again. Managing a site like Lornshill Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why act early in Menstrie
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Use gentle cleaners on grout
- Clean with a soft brush, not anything metal
- Use a squeegee on the tiles after showering
- Keep an eye on the silicone along the edges
Before we leave, you’ll know when the shower can be used. Stick to that time, and avoid scrubbing the new grout hard for the first few days.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
How the job changes by surface
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Bathroom wall tiles
Tiles away from the shower stay drier but still stain and crack. New grout freshens them up.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
