Why deal with it now?

Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you’re looking at retiling. Sorting it early keeps the job simple. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Regrouting in Alva, done properly

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. We work on bathroom floors, shower walls and kitchen splashbacks, and people most often call us about old grout in a dated colour and floor grout that has worn and darkened.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Your job is guaranteed for a year, as with all our work.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clean grout with a mild bathroom cleaner
  • Rinse the tiles after showering
  • Avoid neat bleach and strong acid descalers on grout
  • Open a window or run the fan to clear steam

Wipe the tiles down after a shower keeps water off the grout. Run the extractor fan or open a window to help it dry out.

Leaving failed grout can mean tiles come loose. By then, new grout alone isn’t enough, so it’s worth acting early.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Landlords and letting agents in Alva can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

How it works

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. Most jobs take anything from a few hours to a full day, depending on the area. Outside jobs in Alva need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. Corners and edges are resealed with flexible silicone, not grout.

Before we arrive

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • Mention any tricky access

Advice

Regrouting in Alva: local notes

Alva is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Alva Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Alloa station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

Questions from Alva

Is Alva within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Alloa station. Can you help?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you regrout just the shower?

Yes. A lot of our jobs are only the shower, or the area where the grout has gone.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. It won’t solve:

  • Tiles that are chipped or split
  • A structure that flexes behind the tiles
  • Tiles that have come away from the wall

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Wet rooms
  • Kitchen splashbacks
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Tiled floors

How the job changes by surface

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.

Shower walls

Shower walls get wet every day, so its grout takes the most punishment. It usually fails first.
