About our bathroom resealing in Alva
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on wet rooms, basins & vanity units and sinks & splashbacks, and the jobs we see most are water getting behind the bath panel and two layers of silicone, both failing.
Bathrooms in smaller places like Alva work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Bathroom resealing around Alva
Alva is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Managing a site like Alva Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Alloa station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Alva is about 2 miles north of Alloa, in Clackmannanshire. Alva gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Alva is one of 16 places in Clackmannanshire where we work. Edinburgh is on our list too, around 27 miles away.
Work in FK12 works the same way as everywhere else we cover. Streets in the area include Cobden Street, Johnstone Street and The Wynd, and we cover them all. Larger places within reach include Kincardine (7 miles south-east), Dollar (5 miles east), Clackmannan (4 miles south-east) and Coalsnaughton (3 miles east).

Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Move toiletries away from the joint
- Clean with a mild bathroom cleaner and a soft cloth
- Wipe up water along the back of the worktop
- Keep scourers and sharp tools away from the bead
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
What the job involves on each surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.
What you get with us
- Rated 4.9 stars on Google
- Any old sealant cut out fully, not covered over
- Over 20 years’ experience
- Approved under the ARBOMaster scheme
When something else is needed
In fairness, there are a few things sealant will not fix:
- A cracked shower tray or bath (that needs repair or replacement)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What affects the quote in Alva
Jobs vary more than people expect. What affects the quote:
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- The size of the job
- How many rooms, windows or areas are involved
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- Roughly how big the job is
- Any access issues, like height or stairs
- What’s wrong with the joints now
- Any previous sealing or DIY work
If you’re in Alva and need bathroom resealing, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What else we do in Alva
Alva: your questions answered
Do you work for landlords with property near Alloa station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Alva?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there any odour?
Some sealants have a smell while they cure. Opening a window helps.
Do you have insurance?
Yes, we’re fully insured.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Ask us for a quote.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
What we do, step by step
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
