Bathroom resealing for homes and businesses in South Alloa

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on sinks & splashbacks, wet rooms and basins & vanity units, and people most often call us about sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Our work is backed for twelve months, in South Alloa and everywhere else we cover.

How it works

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around South Alloa depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

South Alloa homes and their sealant

South Alloa is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

For an older house near a landmark such as St. Mungo's Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Alloa station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

FAQs for South Alloa

Do you cover South Alloa for bathroom resealing?

Yes. We work across all of Scotland, and South Alloa is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to South Alloa?

Yes, South Alloa is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Can you just seal over the old silicone?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.

Landlords, agents and businesses in South Alloa

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Run the extractor fan during and after every shower
  • Look for lifting corners and small gaps now and then
  • Don’t leave water standing on kitchen joints
  • Stick to a soft cloth and a mild cleaner

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

How the job changes by surface

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Do you need bathroom resealing in South Alloa?

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.

Signs it’s time to call us include:

  • Damp behind the bath or under the tray
  • Smears of silicone across the tiles
  • A joint torn by a bath that flexes
  • Mouldy sealant that has gone black

Managing a site like Alloa Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

  • Whether they’re fully insured
  • Who does the work, and how experienced they are
  • What the cure time is
  • What happens if they find a problem under the old sealant

10 questions to ask before booking

What happens if it’s left?

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes. If we find a deeper problem, you will hear it from us. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
