Window mastic in South Alloa
Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you have water coming in at the bottom corners of a door and sealant in the wrong colour for the frame, we can help.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Window mastic in South Alloa: local notes
South Alloa is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Homes close to St. Mungo's Parish Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in. If you look after a building such as Alloa Academy, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Alloa station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Landlord and commercial work in South Alloa
We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Why act early in South Alloa
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Do not use solvent cleaners on the joint
- Wash the frames with mild soapy water
- Make sure the drainage slots are not blocked
- Keep jet washers away from the mastic
Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
South Alloa: your questions answered
Do you cover smaller places like South Alloa?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Alloa station. Can you help?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
What should I tell you?
A short description and the location. If we need more, we’ll ask.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
How long will my window job take?
Allow a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
What we can’t put right
A few problems are outside what sealant work can do:
- Faulty window hardware
- Penetrating damp from a failed cavity tray or render
- A failed sealed unit that has misted up
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
Joints and surfaces we work on
- Patio & French doors
- Window sills
- Timber windows & doors
- Composite doors
- Aluminium frames
- uPVC windows
What else we do in South Alloa
What we do, step by step
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a few frames, or a day or more for a whole house. For a place like South Alloa, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
