Remedial sealant for South Alloa homes and businesses

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

We also work for property managers and facilities teams in South Alloa and across Stirling. Several sites can go on one quote, and we’re fully insured for the work.

Remedial sealant in South Alloa

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out. We work on expansion joints, leaking tray & enclosure joints and mouldy bath & shower sealant, and the jobs we see most are worktop sealant that has shrunk and split and sealant that came away because the surface wasn’t prepared.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What happens on the day

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints

What we can’t put right

New sealant cannot fix everything, and we’ll tell you before work begins. Sealant will not put right:

  • Failed tanking or loose tiles behind the sealant
  • Movement from fittings that are not supported
  • Plumbing leaks behind walls or under trays

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

Different surfaces, different methods

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, and we will tell you if we find it.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Get the cause of a repeat leak found before resealing
  • Deal with small splits early
  • Clean sealant with mild products only
  • Always have old sealant cut out, not covered

Clean gently: no scraping, scouring pads or harsh chemicals.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Bathrooms and kitchens in South Alloa

South Alloa is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Rented homes near Alloa station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. Managing a site like Alloa Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When to call us in South Alloa

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.

The problems people normally mention when they call include:

  • Sealant applied over old sealant that has lifted
  • Mould trapped under a layer of silicone
  • Torn expansion joints
  • Wide, uneven beads that look worse than the old ones

If you live in an older home near St. Mungo's Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

10 questions to ask before you book

What affects the cost of remedial sealant

There’s no set price list. What we look at:

  • The number and length of the joints
  • The type of sealant required
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Where the job is, and your postcode
  • The rough size of the job
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business

Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.

South Alloa: your questions answered

Is South Alloa in your area for remedial sealant?

Yes, South Alloa is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Do you work for landlords with property near Alloa station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

How do I get a quote for remedial sealant in South Alloa?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Do you guarantee remedial jobs?

Yes, with our 12-month guarantee. Where we have flagged another fault, it needs fixing for the joint to last.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. There’s usually a reason: sealant over sealant, movement or another leak, so we find that first.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

Do you fix expansion and movement joints?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

What happens if the problem is the tray or the plumbing?

We will tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, and we won’t reseal for the sake of it.
