Remedial sealant for homes and businesses in Cambus

The wrong product in the wrong joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. We work on botched or over-sealed joints, mouldy bath & shower sealant and failed movement joints, and people most often call us about sealant applied over old sealant that has lifted and kitchen joints letting water behind the worktop.

For a place like Cambus, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Questions from Cambus

Do you work for hotels and guest houses in Cambus?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is Cambus within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Does remedial work come with a guarantee?

Yes. Every job comes with our one-year guarantee.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Can I choose the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before work begins.

My shower still leaks after a reseal. Can you sort it?

Yes, normally. First we check whether the leak is the sealant at all, then strip and reseal the joints.

Can you take off two layers of silicone?

Yes. Both layers come out; new silicone doesn’t bond to old silicone, which is why over-sealing fails.

Remedial sealant in Cambus: local notes

Cambus is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Alloa station? Then a joint that keeps failing is best fixed properly while the property is empty. For an older house near a landmark such as Tullibody Old Kirk, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Lornshill Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Cambus is about 2 miles west of Alloa, in Clackmannanshire. From the centre of Cambus to the outskirts, we cover remedial sealant for every kind of property. Our area takes in 16 places across Clackmannanshire. There’s also a page for Glasgow, about 25 miles away.

We work across FK10 for remedial sealant. You will find streets such as Station Road, Main Street and Moubray Gardens, all of which we cover. Close by, we work in Tullibody (1 mile north-east), Menstrie (2 miles north), Manor Powis (2 miles west), Fallin (2 miles south-west) and South Alloa (2 miles south-east). Within a short drive, we also cover Tillicoultry (4 miles north-east), Kincardine (6 miles south-east), Dollar (7 miles east), Clackmannan (4 miles east), Sauchie (3 miles east) and Coalsnaughton (4 miles east).

Landmarks near Cambus

Locally, jobs take us to homes and businesses close to Dunmar House Hotel and the streets around them. For rail, the closest station is Alloa station, roughly 2.2 miles east. Other landmarks nearby include Stirling Health and Care Centre (3.8 miles west) and Tullibody Heritage Museum (within half a mile north-east). Open spaces near Cambus include Myreton Hill and Black Devon Wetlands RSPB Reserve.

Aftercare tips

Aftercare is simple:

  • Do not wait for a small gap to become a leak
  • Always have old sealant cut out, not covered
  • Look for stains below bathrooms now and then
  • Never fill a movement joint with mortar or grout

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Tiles that have come away from the wall
  • A cracked shower tray or bath (that needs repair or replacing)
  • Movement from fittings that aren’t supported

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints

Advice

How the job changes by surface

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.

Work for landlords, hotels and businesses

If you manage several properties in or around Cambus, several properties can be quoted together. Send us the addresses and the work at each.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
