About our floor joint sealing in Cambus

The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk generally cracks where there’s movement, so we use a flexible sealant that moves with the floor. We work on thresholds, wet room & bathroom floors and commercial floors, and the jobs we see most are dirt and water collecting in open floor joints and grout used at the floor edge instead of sealant.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Floor joint sealing around Cambus

Across Clackmannanshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Community buildings like Tullibody Old Kirk are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. If you let a flat or house near Alloa station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

When to call us in Cambus

Water and dirt collect in open floor joints. In wet areas, water runs into the gap at every clean and can reach the subfloor.

The problems people normally mention when they call include:

  • Open joints around bathroom floor edges
  • Chipped and open joints in warehouse floors
  • Grout used at the floor edge instead of sealant
  • Gaps at thresholds between rooms

For site and facilities teams at buildings such as Lornshill Academy, entrance and corridor floor joints take a lot of traffic.

Questions to ask before booking

  • How hidden problems are handled
  • Which colour the sealant will be
  • What preparation is included
  • Whether the sealant suits the joint

Questions from Cambus

I let a flat near Alloa station. Can you help?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Will you come out to Cambus?

Yes, Cambus is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you seal where the floor meets the bath panel?

Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone.

Can you match the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Do you use a paintable sealant?

Where you plan to paint, we do. Silicone in bathrooms and kitchens can’t be painted so mention it when you get a quote.

Can grout be replaced with sealant on a tiled floor?

Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit so the floor can move.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

What information do you need?

A short description and the location. We’ll ask anything else we need to know.

Aftercare tips

To keep the joints looking good and working properly:

  • Cone off fresh joints until they’re ready
  • Lift furniture rather than dragging it across joints
  • Don’t fill floor joints with caulk where they move or get wet
  • Walk round the room once a year and look at the edges

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it until it’s ready.

Small gaps are quick to seal. Ignored, they fill with dirt and open further and are harder to clean out.

The process

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It normally takes a few hours for most rooms, longer for large commercial floors. Around Cambus, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

Related advice

What affects the cost of floor joint sealing

Your quote is based on your job. We take into account:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • The number and length of the joints
  • Whether there’s mould to deal with

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • If someone has resealed it before

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.

Why deal with it now?

Putting new grout into a crack that keeps reappearing doesn’t last. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
