Thresholds

Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it.

Floor joint sealing in Fallin, done properly

Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side. We work on tiled floors, skirting boards and commercial floors, and the jobs we see most are skirting that has pulled away from the floor and rigid edge joints in tiled floors.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Why act early in Fallin

Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant stretches instead. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit usually makes better use of the time than several visits. You will get one clear quote for the whole job.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Cone off fresh joints until they’re ready
  • Keep dirt out of the joints
  • Don’t fill floor joints with caulk where they move or get wet
  • Lift furniture rather than dragging it across joints

Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges.

Floor joint sealing in Fallin: local notes

Across Stirling, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Letting a property close to Stirling station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty. Around Fallin, as everywhere, floor joint sealing is only as good as the preparation behind it.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • A tiled floor that needs relaying
  • Structural movement or subsidence
  • Cracked or broken concrete slabs

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

How we quote for floor joint sealing

For a quick quote, just ask. The main things that affect it are:

  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • How many areas need sealing

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • The address or postcode of the job
  • Whether it has been sealed before

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours for most rooms, longer for large commercial floors, including the tidy-up. Outdoor work around Fallin depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts

Advice

Questions from Fallin

Can you do floor joint sealing in Fallin?

Yes, Fallin is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

I let a flat near Stirling station. Can you help?

Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Is the work guaranteed?

Yes. Every job comes with a one-year guarantee.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you use decorators’ caulk instead?

Because caulk cracks where there’s movement or water. Skirting joints move with the floor, so a flexible sealant suits them better.

What does floor joint sealing cost?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
