About our floor joint sealing in Dollar

Wet-area floor joints keep water out of the gap behind skirting and plinths. We seal them with a flexible, water-resistant sealant and stops dirt collecting. We are often asked to deal with perimeter joints in tiled floors filled with grout and grout cracking in a straight line across a floor, on tiled floors, skirting boards and wet room & bathroom floors.

Around smaller Scottish places like Dollar, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

How we quote for floor joint sealing

Jobs vary more than people expect. The main factors:

  • Any working-time requirements on site
  • The number of rooms or windows
  • The type of sealant required
  • Whether there’s mould to deal with

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

Before you ask for a quote, have a think about:

  • The rough size of the job
  • If someone has resealed it before
  • The address or postcode of the job
  • The type of property

There’s no standard price list. Instead, we send you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

The process

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes a morning or an afternoon for most homes. Outside jobs in Dollar need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height

Common problems we fix in Dollar

When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, where a flexible joint should have been.

People usually contact us after spotting something like this:

  • Concrete floor joints that have broken down
  • Worn sealant at door thresholds
  • Skirting that has pulled away from the floor
  • Floor edges that trap water and grime

Community buildings like Old Parish Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

When something else is needed

Before you book, it’s worth knowing the limits:

  • Concrete repairs beyond the joint
  • Bouncy or failing floorboards
  • Loose, hollow or cracked tiles, which need a tiler

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Common questions in Dollar

Do you cover smaller places like Dollar?

Yes. Dollar is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is floor joint sealing in Dollar guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can you reseal concrete floor joints in an industrial unit?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor.

Why does the gap under my skirting keep coming back?

Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.

Can sealant along the skirting be painted?

Where you plan to paint, we do. Silicone in bathrooms and kitchens can’t be painted.

When can I walk on the floor?

We’ll tell you before we leave. That depends on the product, and walking on it generally comes before mopping or wheeled traffic.

Can you use decorators’ caulk instead?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Floor joint sealing in Dollar: local notes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Clackmannanshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

In and around Dollar, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Dollar is about 6 miles north-east of Alloa, in Clackmannanshire. What happens if it’s left?

Water that gets past a floor joint can damage the floor beneath. Sealing them now keeps the problem at the surface. Around Dollar, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Sweep along the edges of the floor
  • Keep floor cleaning water to a minimum at the edges
  • Keep caulk for dry, still joints only
  • Ask before painting over a sealed joint

Check the joints after the first winter. Small gaps at the ends can be touched up early on.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the floor safer.
