Dollar homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
Around Dollar, as everywhere, bathroom resealing is only as good as the preparation behind it.

About our bathroom resealing in Dollar
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, shower trays & enclosures and kitchen worktops & upstands, and common reasons people get in touch are damp behind the bath or under the tray and splits where the tray meets the wall.
For a place like Dollar, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
All our work comes with our one-year guarantee, wherever you are in Clackmannanshire.

DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on how much there is to do. Somewhere like Dollar may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints

Advice
How the job changes by surface
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Signs you need bathroom resealing in Dollar
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
It’s worth asking for a quote if you see:
- Gaps where the bath or tray has moved
- A bead that has pulled away from the tiles
- A messy, uneven bead from a previous reseal
- Damp behind the bath or under the tray
For an older house near a landmark such as Old Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What affects the quote in Dollar
You’ll get a clear quote before we start. It’s based on:
- Which sealant suits the joint
- Working hours on commercial sites
- The size of the job
- How easy the joints are to reach
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
Helping us quote
To help us quote quickly, please include:
- If someone has resealed it before
- Where the property is
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
We quote each job on its own, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Squeegee the walls and tray after use
- Don’t leave water standing on kitchen joints
- Keep bottles off the sealant line
- Clean with a mild bathroom cleaner and a soft cloth
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Why it’s worth doing now in Dollar
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Dollar questions
Is Dollar within the area you cover?
Yes. Dollar is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is there a guarantee on bathroom resealing in Dollar?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels across Clackmannanshire.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator.
What do you need from me for a quote?
A short description and the location, plus pictures if you have them. We will ask anything else we need to know.
