Bathroom Resealing in Devonside
Problem with your baths, showers and worktops in Devonside? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Black spots spreading through the bead
- A bead that has pulled away from the tiles
- A joint torn by a bath that flexes
How we handle bathroom resealing in Devonside
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. Typical jobs include black spots spreading through the bead and water getting behind the kitchen upstand, on sinks & splashbacks, shower trays & enclosures and wet rooms.
In and around a place like Devonside, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Why act early in Devonside
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

Surface by surface
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that’s regrouting)
- Water coming from the plumbing rather than the joint
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. For a place like Devonside, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
How to prepare
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints
- Clear items away from the joints we are working on

Bathrooms and kitchens in Devonside
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Schools such as Alva Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Signs you need bathroom resealing in Devonside
Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
The most common problems we see are:
- A bead that has pulled away from the tiles
- Leaks into the floor or ceiling below
- A messy, uneven bead from a previous reseal
- A joint torn by a bath that flexes
Rented homes near Alloa station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Common questions in Devonside
Is Devonside in your area for bathroom resealing?
Yes. We work across all of Scotland, and Devonside is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
I let a flat near Alloa station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we are ARBOMaster approved applicators.
