About our sand mastic in Dollar
Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. We work on tenement windows, stone surrounds and period & listed homes, and the jobs we see most are a silicone bead on a sash window that spoils the look and crumbling sand mastic round a window.
Mastic can only go onto a dry joint, so outside work in Dollar depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
All our work comes with a one-year guarantee, wherever you are in Clackmannanshire.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Looking after it afterwards
To keep the joints looking good and working properly:
- Go gently near the mastic when preparing windows
- Inspect the joints round the windows every year or so
- Plan mastic work ahead of painting
- Make sure water runs off the sill
Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.
Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Dollar questions
Will you come out to Dollar?
Yes, Dollar is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on sand mastic in Dollar?
All our work, in Dollar and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
Do you have insurance?
Yes. Full insurance covers our work.
Is sand mastic better than silicone for my windows?
We will talk it through with you. Sand mastic suits many period homes and newer frames suit modern sealant.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Dollar homes and the weather
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Around Dollar, as everywhere, sand mastic is only as good as the preparation behind it.

How the visit works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to a full day, depending on how many windows. Around Dollar, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
How to prepare
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
- Let us know about stairs, lifts or work at height
How to get a quote
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will talk you through the work before giving you a price.

Signs you need sand mastic in Dollar

- Cracked mastic round a front door frame

- Tired mastic found when preparing windows for paint
In the older streets around Old Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
