Dollar New Build Mastic
Problem with your new-build sealant joints in Dollar? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Messy sealant that spoils new finishes
- Cracks appearing as a new home settles
- Cracked sealant around new window and door frames
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Avoid scourers and strong chemicals on sealant
- Don’t seal over failed sealant yourself
- Don’t wait for the house to settle if water is getting through
- Put sealant faults on your snagging list early
Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
How we handle new build mastic in Dollar
We never seal over a failed new-build bead. Fresh silicone can’t bond to the old layer, so it all comes out before we clean, dry and reseal. We work on show homes, bathrooms & en suites and plot handovers, and the jobs we see most are frame joints opening as the plaster dries and second-fix sealing on new plots.
Work in a place like Dollar is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
Every job is covered by a one-year guarantee, wherever you are in Clackmannanshire.

What affects the cost of new build mastic
The price is agreed before any work begins. It takes into account:
- When we can work, for business premises
- The amount of work
- How many areas need sealing
- Whether the work is at height
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What we need to know
You don’t need to know the technical terms. It helps if you can tell us:
- Where the job is, and your postcode
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
- Pictures of the joints, sent by email
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
How the job changes by surface
Windows and doors
Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant.
Show homes
Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.

What else we do in Dollar
Common problems we fix in Dollar
The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.
The most common problems we see are:
- Messy sealant that spoils new finishes
- Kitchen sealant that has pulled off the wall
- Plot mastic for developers ahead of handover
- Beads laid onto grit and dust from the build
In and around Dollar, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Before booking anyone
- How long to leave it before use
- What happens if they find a problem under the old sealant
- What product goes in the joint
- Who turns up on the day
Honest limits
We’ll always be straight with you, so here’s what new sealant will not do:
- Damaged fittings that need replacing
- Leaks from pipes, valves or wastes, which need a plumber
- Movement caused by a poorly fitted tray or bath
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

How the visit works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours in a single home. Outdoor work around Dollar depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
How to prepare
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints
- Keep pets and children clear of the area while we work

Advice
Questions from Dollar
Do you cover smaller places like Dollar?
Yes. Dollar is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is there a guarantee on new build mastic in Dollar?
All our work, in Dollar and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Are you fully insured?
Yes, we’re fully insured.
Where do you work from?
We work from Crawley. Our applicators cover Dollar.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Is it normal for sealant to crack in a new home?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
