What we can’t put right

About our floor joint sealing in Kincardine
Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone, which isn’t made to be painted. We work on concrete floor joints, wet room & bathroom floors and tiled floors, and people most often call us about chipped and open joints in warehouse floors and open joints around bathroom floor edges.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Kincardine questions
Will you come out to Kincardine?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Alloa station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Can you use decorators’ caulk instead?
Caulk works on still, dry joints, but it cracks where there’s movement or water. For most floor joints, we use a flexible sealant.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Will the old sealant be removed?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Do you seal warehouse floor joints?
Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
How it works
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most rooms, longer for large commercial floors. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied and tooled.
- We check the joints and explain the aftercare.
Before we arrive
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints

Why it’s worth doing now in Kincardine
Left open, concrete joints break down under traffic. Resealing it early protects the edges and keeps the damage down. In an older home around Kincardine, damp from a failed joint can get into timber and plaster.
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

How to look after the new joints
Aftercare is simple:
- Do not paint over silicone
- Lift furniture rather than dragging it across joints
- Keep dirt out of the joints
- Avoid caulk in bathrooms and kitchens
Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact.
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
How the job changes by surface
Tiled floors
The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.
Skirting boards
Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing so the new sealant bonds.
What floor joint sealing looks like in Kincardine
Across Clackmannanshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Community buildings like Church of Scotland are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Letting a property close to Alloa station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.
