External mastic in Kincardine

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. Typical jobs include sealant pulling away from one side of the joint and leaking joints around cladding and façade panels, across brickwork movement joints, render & cladding joints and joints between brick and frames.

In and around a place like Kincardine, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

The process

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. Around Kincardine, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Advice

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Kincardine: your questions answered

Will you come out to Kincardine?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is external mastic in a coastal place like Kincardine any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Do you use backing rod?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

How often do external joints need resealing?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Every job carries our one-year guarantee.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

How long does the job take?

Typically it takes a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer, and we will tell you how long to expect.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

How to look after the new joints

So the new joints stay in good condition:

  • Keep high-pressure jets off the joints
  • Walk round the building once a year and look at the joints
  • Deal with leaking gutters that soak the joints below
  • Leave the joints unpainted unless we have said otherwise

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead and let water in behind.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

Walls and rooflines in Kincardine

Kincardine is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Culross Palace (about 3.5 miles east) nearby, there’s older building stock in the area around Kincardine as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

If you live in an older home near Church of Scotland, older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Alloa station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What happens if it’s left?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner, so it pays to do it properly once. In a place like Kincardine, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What the job involves on each surface

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Quotes for external mastic in Kincardine

We quote each job individually. This is what makes a difference:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • The amount of work
  • Which sealant suits the joint

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Whether it has been sealed before

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.
