External mastic for homes and businesses in Airth
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on joints between brick and frames, brickwork movement joints and concrete & block, and people most often call us about rain getting behind render or cladding at a joint and gaps where render, brick and frames meet.
External sealant needs dry surfaces, so outdoor work around Airth is planned around the weather. Tell us how to reach each wall, gutter and roofline.
You are covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

External mastic in Airth: local notes
Airth is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Around Airth, as everywhere, external mastic is only as good as the preparation behind it. Rented homes near Alloa station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.
Airth is about 4 miles south of Alloa, in Falkirk. We carry out external mastic for homeowners, landlords and businesses in Airth and nearby, as part of our work across Falkirk. We cover 50 towns and villages across Falkirk, from the larger towns to small villages. There’s also a page for Edinburgh, roughly 23 miles from Airth.
We work across FK2 for external mastic. You will find streets such as High Street, Main Street and Shore Road. You’ll find Airth on the A905, which makes it straightforward to reach. Around Airth
Airth’s nearest station is Alloa station, roughly 3.4 miles north of the centre. A little further out are Airth Castle (0.5 miles south) and Stirling District Lunatic Asylum (3.1 miles south-west). For a walk, there’s Black Devon Wetlands RSPB Reserve.
Why deal with it now?
Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
What you get with us
- Domestic, commercial and hotel work
- A 12-month guarantee on all work
- Rated 4.9 stars on Google
- Old sealant always removed completely
What happens on the day
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the building. Outside jobs in Airth need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can
- Mention any leaks or damp you’ve noticed

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Different surfaces, different methods
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.
Questions from Airth
Is Airth within the area you cover?
Yes. Airth is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Alloa station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.
What does external mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
How long before the joint can be used?
Different products cure at different speeds, so follow the cure time we give you when we finish.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
How we quote for external mastic
We quote each job individually. These are the things that affect it:
- The product the joint needs
- Access and height
- How many rooms, windows or areas are involved
- The size of the job
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- The problem you’ve noticed
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
Need a quote? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before any work starts.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Keep high-pressure jets off the joints
- Have failed joints looked at early
- Deal with leaking gutters that soak the joints below
- Never let anyone fill a movement joint with mortar
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Damp that isn’t coming from the joint
- Failed render or damaged cladding panels
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
