External mastic for homes and businesses in Carronshore
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. If you are dealing with water getting into walls through failed joints and failed sealant between panels on a façade, we can help, whatever the surface.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
Our work is backed for twelve months.

Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Quotes for external mastic in Carronshore
Every job gets its own quote. This is what makes a difference:
- The product the joint needs
- How easy the joints are to reach

- Any mould that needs treating
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- Where the job is, and your postcode

Landlords, agents and businesses in Carronshore

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.
Carronshore buildings and the weather
Carronshore is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Schools such as Graeme High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Common problems we fix in Carronshore
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.
The problems people normally mention when they call are:
- Cracked joints where brick meets render or frames
- Sealant that has lost its bond to the brick or render
- Movement joints with cracked, split or missing sealant
- Weathered mastic that no longer stretches
Rented homes near Falkirk Grahamston station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracks in the bricks or render themselves, away from the joints
- Adding movement joints to masonry that has none
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- Render & cladding joints
- Façade panels
- Copings & trims
- Concrete & block
- Brickwork movement joints
- Joints between brick and frames
How the visit works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the building for a typical job. Outdoor work around Carronshore depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Move anything stored near the joints
- For indoor joints, keep the area dry beforehand if you can
- Let us know about earlier repairs to the joints
