Window mastic near Carronshore

How it works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of frames, longer for a whole house. Somewhere like Carronshore may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

Advice

About our window mastic in Carronshore

Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. Common call-outs are for cold air getting in at the frame edge and a bead that doesn’t match the frame, across patio & French doors, uPVC windows and composite doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Carronshore homes and the weather

Carronshore is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Letting a property close to Falkirk Grahamston station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What we are called out for in Carronshore

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. Backing rod sets the right depth.

If you can see any of these, it’s time to have the joints looked at:

  • Black, perished sealant on frames
  • Water coming in at the bottom corners of a door
  • Rushed sealant from a window installation
  • Cracked internal joints between frame and plaster

Managing a site like Graeme High School? Then the mastic around its windows and doors needs looking after like any other building’s.

When it is not the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint
  • Broken hinges, locks or handles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Your questions about window mastic in Carronshore

I let a flat near Falkirk Grahamston station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Will you come out to Carronshore?

Yes, Carronshore is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can new window sealant be painted?

Most silicone cannot be painted. Let us know beforehand, and we will use a paintable product where it suits.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can you get sealant to suit coloured frames?

Yes, in most cases. Tell us the frame colour when you get in touch and we will match it as closely as we can.

Why act early in Carronshore

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Around Carronshore, water from a failed joint in an older stone home can soak into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What you get with us

  • Any old sealant cut out fully, not covered over
  • Sealant colour chosen to suit

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Paint up to the joint, not over it
  • Wipe condensation off the frames
  • Repaint timber before it’s bare
  • Avoid harsh chemicals near the mastic

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
