External mastic near Kinneil

External mastic in Kinneil: local notes

Kinneil is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For an older house near a landmark such as Kinneil Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Linlithgow station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How we handle external mastic in Kinneil

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. We work on joints between brick and frames, render & cladding joints and concrete & block, and the jobs we see most are joints pointed up with cement by mistake and joints where the bead has come unstuck.

External sealant needs dry surfaces, so outdoor work around Kinneil is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Whatever the size of the job, you get the same 12-month guarantee in Kinneil and across Falkirk.

Kinneil: your questions answered

Does the coastal weather in Kinneil affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Do you cover smaller places like Kinneil?

Yes, Kinneil is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you when we finish.

How long does external mastic take?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. We’ll confirm how long when we quote.

Should I point up the gap in my brickwork?

No. A mortar-filled joint can’t move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so the joint doesn’t draw the eye.

Do you need external mastic in Kinneil?

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Most people get in touch after spotting one of these:

  • Failed sealant between panels on a façade
  • Weathered mastic that no longer stretches
  • Moss and dirt in joints with no sealant left
  • Sealant that has lost its bond to the brick or render

Managing a site like Bo'ness Academy? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How to choose a mastic man

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Damp that isn’t coming from the joint
  • Cracking across the wall rather than at a joint
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours to a few days, depending on the length of joint and the access, and the area is left clean. Outside jobs in Kinneil need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Advice

What the job involves on each surface

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that’s happened, we rake it out and reseal it properly where it can be done safely.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

What happens if it’s left?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. Around Kinneil, water from a failed joint in an older stone home can soak into timber and plaster.

The cost reflects the work involved, not guesswork. That is why we ask about the job first.

Why us?

  • Sealant colour chosen to suit
  • 12-month guarantee on every job
  • We’re fully insured
  • Trusted Arbo and Everbuild sealants

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Wash walls gently around the sealant
  • Tell anyone working on the walls about the movement joints
  • Check the sealant is paintable before painting near it
  • Deal with leaking gutters that soak the joints below

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Small splits are the time to act. At that stage it’s a simple cut out and reseal before water has had years to get in.

What affects the quote in Kinneil

The quote reflects the job in front of us. We take into account:

  • The product the joint needs
  • The size of the job
  • How many areas need sealing
  • Mould in or behind the old joints

Combining jobs into one visit is generally more efficient than separate visits. We’ll send you a clear quote for the lot.

What we need to know

When you call or email, it’s useful to know:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • Where the property is
  • What’s wrong with the joints now

Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details, and photos are welcome.
