External mastic for homes and businesses in Brightons
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We work on render & cladding joints, brickwork movement joints and concrete & block, and common reasons people get in touch are brick movement joints where the sealant has split and rigid filler in a joint that should flex.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
Big or small, you get the same 12-month guarantee.

Questions from Brightons
Is external mastic in a coastal place like Brightons any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Will you come out to Brightons?
Yes, Brightons is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
How long will you be here?
It depends on the size of the job, but most jobs take a few hours for a handful of joints, longer for a whole elevation. We’ll tell you when we quote.
Can you match the colour of my brickwork?
The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before work begins, matched as closely as the range allows.
What’s an expansion joint in brickwork?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking.
How much does external mastic cost in Brightons?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.
How long before the joint can be used?
It depends on the product and the conditions. We tell you how long to leave it before we go.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.
External mastic in Brightons: local notes
Brightons is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you look after a building such as Graeme High School, larger buildings have long runs of movement joint that eventually need resealing. For landlords with property near Polmont station, split movement joints are easy to miss on a rental until damp shows inside.

When to call us in Brightons
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
Look out for these signs:
- Panel joints letting water in
- Cracked joints where brick meets render or frames
- Sealant pulling away from one side of the joint
- Moss and dirt in joints with no sealant left
Homes close to Brightons Parish Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.
What your quote should include
- How the joint is cleaned and prepared
- The length of the guarantee
- Whether the sealant suits the joint
- Who does the work, and how experienced they are
What affects the quote in Brightons
Your quote is based on your job. We look at:
- The old material and how stubborn it is
- The amount of work
- The product the joint needs
- Any mould that needs treating
Combining jobs into one visit is usually more efficient than separate visits. We will give you a clear quote for the lot.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Pictures of the joints, sent by email
- The type of property
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height

What else we do in Brightons
How the visit works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the building. Outside jobs in Brightons need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Tell us about any water getting in
- Where the joints are inside, avoid wetting them before we arrive
- Mention any parking rules near the property

Leave it or put it right?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. In an older home around Brightons, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Keep high-pressure jets off the joints
- Walk round the building once a year and look at the joints
- Make sure movement joints aren’t pointed over
- Check the sealant is paintable before painting near it
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.
Surface by surface
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly if the joint can be cleared.
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap.
