Why it’s worth doing now in Alva

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. In an older home around Alva, damp from a failed joint can get into timber and plaster.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Why book with us

  • Fully insured
  • One-year guarantee on every job
  • Old sealant always removed completely

External mastic in Alva

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We work on copings & trims, joints between brick and frames and brickwork movement joints, and common reasons people get in touch are brick movement joints where the sealant has split and plants rooting in failed movement joints.

Outside joints can only be sealed when they’re dry, so work in Alva depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Every job comes with a 12-month guarantee, wherever you are in Clackmannanshire.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we can’t put right

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It will not solve:

  • Damp that is not coming from the joint
  • Structural movement, which needs a surveyor or engineer
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Concrete & block
  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Brickwork movement joints

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Outside joints around Alva

Alva is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you look after a building such as Alva Academy, its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Alloa station, split movement joints are easy to miss on a rental until damp shows inside.

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Alva need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • Move anything stored near the joints

Quotes for external mastic in Alva

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • Access and height
  • Mould in or behind the old joints

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • A few pictures by email, if you can
  • The problem you’ve noticed

If you are in Alva and need external mastic, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before we start.

Your questions about external mastic in Alva

Do you work for landlords with property near Alloa station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is external mastic in a coastal place like Alva any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

What does external mastic cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint doesn’t draw the eye.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

How long does external mastic last?

It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Every job carries our one-year guarantee.

Is the work guaranteed?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Fix overflowing gutters above sealed joints
  • Check the sealant is paintable before painting near it
  • Tell anyone working on the walls about the movement joints
  • Wash walls gently around the sealant

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.
