How we handle external mastic in Clackmannan

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. Typical jobs include brick movement joints where the sealant has split and water getting into walls through failed joints, across façade panels, brickwork movement joints and concrete & block.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What external mastic looks like in Clackmannan

Clackmannan is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Alloa station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you live in an older home near Parish Church and Churchyard, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Clackmannan is about 2 miles south-east of Alloa, in Clackmannanshire. Homes, rented property, offices and hotels in Clackmannan can book us for external mastic. What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a handful of joints, longer for a whole elevation from start to finish. Outside jobs in Clackmannan need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

Advice

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

We also work for property managers and facilities teams. We can quote a run of properties together.

Why act early in Clackmannan

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What you get with us

  • Old sealant always removed completely
  • A 12-month guarantee on all work
  • Colour agreed with you before we start
  • 20+ years of sealant experience

Quotes for external mastic in Clackmannan

For a quick quote, just ask. The main things that affect it are:

  • How many areas need sealing
  • Mould in or behind the old joints
  • Access and height
  • How much old sealant there is and how hard it is to remove

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before any work starts.

What we cannot put right

In fairness, some problems need a different trade:

  • Render that is blown, hollow or coming away
  • Subsidence or other structural problems
  • Damp that is not coming from the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims
  • Joints between brick and frames

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Ask before painting over external sealant
  • Keep movement joints as flexible joints, not mortar
  • Deal with leaking gutters that soak the joints below
  • Act on the first splits you see

Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

FAQs for Clackmannan

Is external mastic in a coastal place like Clackmannan any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Will you come out to Clackmannan?

Yes. Clackmannan is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Will the new joint stand out?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so the joint doesn’t draw the eye.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you when we finish.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Do you need external mastic in Clackmannan?

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

Look out for any of the following:

  • Sealant pulling away from one side of the joint
  • Water getting into walls through failed joints
  • Moss and dirt in joints with no sealant left
  • Failed sealant between panels on a façade

If you look after a building such as Alloa Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What to look for in a quote

  • Whether they’re fully insured
  • Whether you can choose the colour
  • The length of the guarantee
  • Whether all the old sealant comes out first
